Planning and Design

Once you are happy with the proposals we will then submit a planning  application on your behalf. (Please note that some minor building works do not require planning approval.  In this instance we will submit a pre application enquiry to the planning department to get written confirmation that your project is "permitted developement".) Once submitted we will monitor your planning application throughout the whole consultation process until a decision is made.
From an initial meeting we can quickly establish a design brief and make an appraisal of the work you are looking to have done.  This is followed by a survey of your property so that existing floor plans and elevations can be drawn.  Using the design brief we will prepare feasibility drawings including proposed plans and elevations for your initial thoughts.  We can also provide 3d images to help you envisage the project if you wish.  We like to work with our clients to create an elegant scheme design to suit your needs.

Complex schemes will require more liaison with the planners which we can carry out on your behalf.  Whilst we cannot guarantee a planning approval notice our experience and expertise in our architectural field has provided a 100% success rate to date on projects that we have promoted.  At the planning stage we can provide you with an approximate construction cost.

Construction & Building Regulations

Once a planning application has been obtained, more detailed drawings will be needed for a Building Regulations Application and to enable Builders to accurately price up your project.
We work with all local authority Building Control departments as well as a private Building Control company who we a partnered with for a rapid, accurate response and very competitive fees.
We can incorporate any special requested building works onto the drawings and then will submit the Building Regulations Application on your behalf. We work with Building Control until we obtain an approval notice and we will coordinate any Structural Engineering designs that maybe necessary. 
In most cases the Building Regulations drawings will be sufficient to send out to builders for pricing. However, we can provide a full schedule of works, tendering service and on site project management should it be required.

On Site & Other Services

The above information provides an overview of the minimal amount work that it usually necessary to procure your project. However, we understand that all our clients and projects are different and we can tailor our services to suit your needs. 
Beyond Planning and Building Regulations Approvals, we can offer a tendering service and will liaise with a number of local and trusted builders on your behalf to obtain a fixed construction price. We can organise formal contracts and work on your behalf to ensure a smooth construction process to deliver your project on time and within budget.
